Working on behalf of Moda Living (Moda), a leading developer and operator of homes for rent and its sister company, Caddick Construction, SES was appointed in December 2019 to provide the comprehensive design and installation of all mechanical, electrical and plumbing services to apartment blocks E and F at New York Square, which is part of the wider SOYO (South of York Road) development, an ambitious mixed-use scheme planned for the Quarry Hill area of Leeds City Centre.
Now on site, work on the two multi-storey blocks will see SES install services to 515 one, two and three-bedroom apartments and the wider communal areas of the two ‘C’ shaped residential blocks including shared lounges, roof terraces, a fitness and well-being studio as well as flexible workspaces.
During delivery of the scheme, SES will use its in-house manufacturing facility, Prism to prefabricate cupboard services for each apartment and modularise corridor services for speedier installation throughout the blocks. This bespoke offsite capability not only guarantees quality, but it also ensures just in time deliveries to site, as well as minimising the development’s carbon impact by significantly reducing site waste.
This latest contract to get underway will keep SES and its local supply chain busy until July 2022, when the contractor is anticipated to handover block E following the earlier completion of block F in February of that year.
Designed by DLG Architects, New York Square will raise the bar in apartments for rent in an emerging neighbourhood, which will be home to a new hotel, bars, restaurants, and further residential development. Additionally, a multi-storey car park will be constructed, all of which will be complemented by high-quality public realm and open green spaces for the enjoyment of the local community and residents alike.

New York Square will not only provide Moda with high quality turn-key apartments designed to meet the growing demand from the Leeds rental market, it will also act as a catalyst for creating SOYO and building a new community.

Once completed, SOYO will offer over 1 million square feet of places to live, work and visit and include some of the largest green spaces in Leeds City Centre.
