At the junction of Regent Street and Hanover Street, One Hanover Street is a major refurbishment for The Crown Estate, transforming a Grade II listed building into a modern, high-performing workplace while retaining its historic character.
Working with Wates, SES is delivering the complete replacement of the building’s mechanical, electrical and public health services across approximately 120,000 sq ft of premium office space. The scheme brings together upgraded building services, smart technology and improved energy performance to support the building’s next chapter.
Heritage meets modern performance
Delivering new MEP infrastructure within a listed building in the heart of London requires careful coordination. Historic façades and existing building fabric must be protected, while the new services need to meet the demands of a modern commercial workplace.
SES is replacing the existing MEP infrastructure to improve energy efficiency, operational performance and flexibility, helping create a building that performs better for both its occupiers and owner.
Taking complexity offsite
SES Manufacturing produced a fully packaged electrical and mechanical plant room offsite under controlled conditions.
Transported to central London and installed in three sections, the solution removed 2,952 hours from site. Moving complex assembly to a controlled, ground-level environment helped mitigate programme pressures, reduce work at height and minimise the challenge of getting labour and materials into, and safely storing them within, a constrained city-centre site.
The result: safer working, faster delivery and less disruption on site.
This lift demonstrates the fundamental benefit of offsite manufacture: it does not simply complete the same work more quickly. It moves critical activity away from the programme’s most constrained environment, allowing it to progress independently, efficiently and safely.
Designed for better performance
Sustainability is embedded in the design and delivery of One Hanover Street. The project has achieved a Design Reviewed Target Rating of 5.0 stars under NABERS UK, reflecting its focus on energy efficiency and operational performance.
Through efficient building services, detailed energy modelling and a robust approach to how the building will perform in use, the project is supporting The Crown Estate’s ambitions for a more sustainable commercial asset.
