Reimagining heritage for high-performance science  

SES is a force in customised engineering and technology, and our work on Victoria House exemplifies our commitment to delivering high-performance MEP solutions for the life sciences sector. In partnership with Oxford Properties and Wates, we’ve co-created a future-ready research facility that blends architectural heritage with cutting-edge innovation.  

Located in London’s Knowledge Quarter, Victoria House is being meticulously restored to create a 300,000 sq ft life sciences hub that fosters collaboration across technology, academia, research, pharma, and finance. This Grade II listed neoclassical building is designed to inspire – integrating modern laboratories and sustainable technologies while preserving its historic character.  

Technical highlights  

• Offsite Manufacturing Excellence  
  Developed and delivered prefabricated M&E modules from our award-winning facility, reducing on-site time, improving quality, and minimising environmental impact.  

• Energy Efficiency & Sustainability  
  Implemented air source heat pumps and upcycled existing equipment such as fan coil units to support the project’s BREEAM Excellent target and EPC B rating (enabled for EPC A).  

• Occupant Wellbeing  
  Designed MEP services to enhance indoor air quality and support health and wellbeing for end users.

Life and Mind Building

The Life and Mind Building (LaMB) will house the Department of Biology and the Department of Experimental Psychology, providing space for 800 students and 1,200 researchers. The building will also be home to the state-of-the-art institute for antimicrobial research following a £100 million donation from INEOS.
