Reimagining London’s newest town centre  

The Founding is a landmark residential tower within British Land’s 53-acre masterplan to create London’s first new town centre in over 50 years. Located at Canada Water, this 35-storey development comprises 186 homes – from studios to three-bedroom apartments – with communal spaces and terraces offering views across central London, Canary Wharf, and Greenwich.  

SES is delivering the full MEP scope, supporting the project’s ambitious sustainability and digital goals. Our engineering approach combines offsite manufacturing, smart building integration, and future-proofed infrastructure to create a high-performing residential environment.  

Offsite manufacturing excellence  

Delivered prefabricated utility cupboards, MEP service modules, five kilometres of drainage pipework, and 23 kilometres of heating and cooling pipework — all designed in collaboration with the project team and manufactured at our Coventry facility.  

Smart building integration  

Integrated IoT-enabled systems within the MEP design to ensure seamless digital enablement, creating a flexible and future-ready infrastructure.  

Sustainability leadership  

Supporting the project’s target of BREEAM Outstanding certification through reduced embodied carbon and enhanced installation efficiency.
