Project at a glance

Gasholders London is a pioneering residential development at the heart of King’s Cross—one of the largest central London regeneration projects in over 150 years. Comprising three circular luxury apartment buildings set within restored Grade II-listed cast-iron gasholder frames, the scheme delivers 145 canal-side homes across twelve, nine, and eight storeys.

SES Engineering Services was appointed to deliver full MEP design and installation services—its sixth project on the King’s Cross redevelopment. Working closely with King’s Cross Central Limited Partnership and leveraging its offsite manufacturing facility, Prism, SES delivered a bespoke solution that saved over £500k in project costs.

SES overcame the technical challenge of circular architecture by developing tailored circular service modules and risers. The project also included 270 prefabricated apartment service cupboards—each a fully integrated ‘plug and play’ hub containing heat interface units, MVHR, underfloor heating manifolds, consumer units, BT Home Hubs, and space for washing machines.

 Delivered within restored Grade II-listed gasholder frames, combining modern engineering with historic architecture.
