Reimagining smart buildings for sustainable cities
At 4 Angel Square, SES helped reimagine the future of commercial spaces — delivering a high-performing, digitally connected, and net zero carbon office building in the heart of Manchester. Through intelligent engineering and collaborative innovation, this landmark project set a new benchmark for occupant experience, sustainability, and smart building integration.
SES delivered the full MEP works for 4 Angel Square — a 200,000 sq. ft, 11-storey sustainable office block and the latest addition to Manchester’s ambitious NOMA development. Designed to provide flexible work and leisure spaces, the building supports the city’s growing business community while setting new standards in environmental performance.
Achieving a BREEAM Outstanding rating and targeting a NABERS Design for Performance five-star rating, 4 Angel Square is net zero carbon in operation. It runs entirely on renewable energy, supported by air source heat pumps, rooftop photovoltaic panels, and advanced smart building technologies developed by SES’s specialist team. The building also earned a Platinum WiredScore certification thanks to its fibre-optic digital connectivity infrastructure.

Smart technology integration
SES worked closely with MEPC to create a premium office space that attracts long-term tenants and engages occupants from the moment they arrive. Collaborating with technology partners, SES developed a NOMA-branded smart app that allows users to access the building via smartphone, manage visitors, and control their local environment. The app also delivers real-time energy insights to influence occupant behaviour and reduce consumption.
Built on a central ICT network, the solution interconnects all MEP systems. Intelligence embedded into the Building Management System and lighting controls is enhanced by IoT sensors, enabling the app to optimise internal conditions and improve energy efficiency. Social and retail features further support community engagement, while the platform’s adaptability allows future tenants to tailor smart features to their needs.
Collaborative delivery
This project marked a repeat partnership with Bowmer + Kirkland, following SES’s successful delivery at 9 Circle Square. The trust built through previous collaborations reflects SES’s strong customer relationships, with 80% of its pipeline coming from repeat business.

Making a difference
SES worked closely with MEPC to ensure the project had a positive impact on the local community. Activities included site visits for primary school students and volunteering at local initiatives. SES also supported the next generation by directly employing five apprentices across business administration, mechanical installation, and electrical installation.
